A revised illustrative masterplan has been produced to demonstrate how the vision and design objectives can be achieved, prepared in accordance with the updated Parameter Plans. The plan reflects a landscape-led approach to deliver comprehensive areas of community parkland with connected green corridors, tree lined streets and significant areas of new planting.

The proposals will deliver a substantial extension to Blandford that promotes walking, cycling, supports town centre business and brings benefits to new and existing residents and creates a genuine community.
The proposals aim to deliver a destination parkland neighbourhood that is connected to the town and countryside, respects the AONB setting and delivers biodiversity net gain.
The plan reflects a landscape-led approach to deliver comprehensive areas of community parkland with connected green corridors, tree lined streets and significant areas of new planting.

The plans will deliver:

Up to 490 new homes with a range of densities, mix of houses and apartments and 30% affordable homes.

A mixed-use centre and range of community facilities to serve the day-to-day needs of residents including a potential new school, community hall, allotments, shops and play facilities.

Parking with EV charging points throughout.

Strong pedestrian and cycle connections, giving access to the jobs, shops, services and leisure in Blandford.

Relocating the allotments and improving access, parking and amenities.

Locating allotments and playing fields to minimise built development in the AONB.

Public open space covering 47% of the site including a variety of parks, playing fields and open spaces for all.

Retaining and enhancing trees and hedgerows as valuable wildlife and ecological corridors.

A strong arrival into Blandford that acknowledges its Georgian heritage.

Improving access from the Salisbury Road and upgrades to the Hill Top roundabout.

A new roundabout from the bypass to access the site and maintain traffic flows.

Strong landscape edges to create a natural transition to the countryside.

A potential new bus route through the development and improved bus facilities on Salisbury Road and adjoining areas.

Offsite works to improve pedestrian and cycle connectivity to the town centre and local facilities.

The 490 new homes would be delivered through a range of housing types, sizes and tenures, with accommodation of smaller households (1 & 2 bed apartments) along with smaller and family-sized housing (2, 3, 4, & 5 bed family houses).

30% Affordable Housing will be provided, in line with council policy. The Affordable Housing Statement submitted with this application sets out how a suitable mix of affordable housing can be delivered in both the full Phase 1 application and the overall masterplan.
